Obviously, paying for purchases with cash is always best. However, if you just can’t scrape up enough money for the holiday season, you might certainly consider using home equity. All loans considered, a HELOC is your cheapest source of money, especially given current mortgage rates. Also, interest paid on home-equity debt is normally tax-deductible, making the effective interest rate even lower. The overall cost of a heloc is going to be less than most credit cards you have access to.
You need to be disciplined, however. There is one very real danger of using home equity loans for purchases. Keep in mind that credit cards are unsecured, while a heloc or home equity loan is secured. Your home is the collateral. It is vital that you plan ahead, and know for certain that this type of loan is best for you. You must be certain that you can make the monthly payments in addition to your normal mortgage payments. Defaulting could definitely mean foreclosure on your home. Don’t make this the most expensive holiday season ever by losing your home because of a defaulted home equity loan. If you do not feel that you will have the ability to make the payments, on time, each month, we recommend that you consider other funding sources. Some of these sources include credit cards and even friends and family, Spend wisely and enjoy the holiday season!

Do you have poor credit but want to buy a home? That’s not a problem if you work with a high risk mortgage lender, also known as sub prime lenders. Regardless of your credit rating, you will be able to secure a mortgage with flexible terms. You can also begin to reestablish your credit by making regular mortgage payments. In no time you will be able to qualify for lower conventional loan rates.
Home Mortgage Loans For Any Credit Rating
High risk mortgage lenders will lend to pretty much everyone. Even the day after your bankruptcy is discharged, you can get a mortgage. However, your interest rates will be pretty high at that point. But not every sub prime mortgage has such high rates.
With a fair credit score, you can find rates only a couple of points higher than the average conventional rate. You can also purchase points to lower your rates. ARMs are another way to keep rates low, at least in the beginning.
Qualify For More With Flexible Rate Mortgages
Flexible home loan terms allow you to qualify for more. ARMs and interest only loans can help you buy the most home. Just be sure to factor in interest hikes into your budget.
You can also get into a home with no money down. And unlike a conventional loan, you don’t have to pay for private mortgage insurance.
As with any type of financing, each loan has its own risks. Be sure to research each type of mortgage to find the one that best meets your needs.
Start Rebuilding Bad Credit With A Mortgage Loan
Having a mortgage can help you rebuild your credit. Regular payments will not only establish a reliable credit history, but you will also be investing in your home’s equity. Building up your home’s value also improves your score.
When you do reach good credit status, plan on refinancing for better rates. You can reach this point in two years or less.
Owning a home doesn’t just have to be a dream if you have bad credit. With some searching on your part, you can find a lender that will get you into your home at reasonable rates.

Ever since you picked up your first CCNA book, you’ve heard about multicasting, gotten a fair idea of what it is, and you’ve memorized a couple of reserved multicasting addresses. Now as you prepare to pass the BCMSN exam and become a CCNP, you’ve got to take that knowledge to the next level and gain a true understanding of multicasting. Those of you with an eye on the CCIE will truly have to become multicasting experts!
Having said that, we’re going to briefly review the basics of multicasting first, and then future tutorials will look at the different ways in which multicasting can be configured on Cisco routers and switches.
What Is Multicasting?
A unicast is data that is sent from one host to another, while a broadcast is data sent from a host that is destined for “all” host addresses. By “all”, we can mean all hosts on a subnet, or truly all hosts on a network.
There’s a quite a bit of a middle ground there! A multicast is that middle ground, as a multicast is data that is sent to a logical group of hosts, called a multicast group. Hosts that are not part of the multicast group will not receive the data.
Some other basic multicasting facts:
There’s no limit on how many multicast groups a single host can belong to.
The sender is usually unaware of what host devices belong to the multicast group.
Multicast traffic is unidirectional. If the members of the multicast group need to respond, that reply will generally be a unicast.
The range of IP addresses reserved for multicasting is the Class D range, 224.0.0.0 – 239.255.255.255.
That range contains a couple of other reserved address ranges.
224.0.0.0 – 224.0.0.255 is reserved for network protocols only on a local network segment. Packets in this range will not be forwarded by routers, so these packets cannot leave the segment.
Just as Class A, Class B, and Class C networks have private address ranges, so does Class D. The Class D private address range is 239.0.0.0 – 239.255.255.255. Like the other private ranges, these addresses can’t be routed, so they can be reused from one network to another.
The remaining addresses fall between 224.0.1.0 and 238.255.255.255. That’s the “normal” range of multicast addresses. These addresses can be routed, so they must be unique and should not be duplicated from one network to the next.
In my next BCMSN / CCNP multicasting tutorial, we’ll take a look at the different ways in which Cisco routers and switches interact to forward multicast traffic.

If you thought that a marriage could succeed on love alone, please rethink. Love is transitory. The mutual attraction or the infatuation that comes in the initial phase of love disappears soon. After that what is left is the feeling that he/she is mine and I am his/hers. We have to journey together.
How a marriage changes in character after love disappears? This can occur in many ways. For example, the couple may begin regretting the marriage after the finishing of initial love phase. Or the couple may continue together as a sense of duty with each other and begin making a life together without passionate love. That needs caring for each other.
If you look back and think of marriages few decades back, most of the couples cared for each other. They called it love. It was essentially caring. A mother cares for her children because they are her responsibility and they belong to her. Similarly, partners care for each other because they got married. This kind of thought process can take the marriage last forever. The different thought processes of I want my freedom. I made a mistake. I am not happy with you. I must search for somebody better and so on leads to break-up. This thought process is I centered, where as the earlier one I described was care centered. You are mine and I must care for you.
We have to learn to respect human beings. We have to set aside our selfish desires for some time. We have to think about destruction that takes place by frequent marriages and divorces. Developing the thought of care for each other can surely help in making a marriage last longer.

If you plan to do basic office work on you new Desktop PC or the usual Internet stuff; surfing and email, any processor will work for you. That is good news because you can buy your new computer for around $299. Considering not too many years back that same computer would have cost you $2500!
But, if you need a Desktop PC to work with graphics, Video, Music, or large databases than you will have to dish out a bit more. But it is well worth it, because if you don’t you will spend more time waiting, waiting, waiting, than working.
On your new computer you really need more power then the basic PC provides. AMD Athlon XP or Intel Pentium4 (or which ever pentium we are up to when you read this article) are your best bets for this kind of work. Either will support the most demanding work. Bargain price computer equipment with either kind of chip with fast speeds can be found.
Intel has a newer motherboard chip for its Pentium4 and Celeron. With the higher speed front side bus, data moves more quickly from the processor to the system memory. You can find these boards on Intel’s 850 and 845 models. Just check the front side bus speed to make sure you are getting the right one before you buy your computer.
Now keep in mind the computer world is constantly updated. Just be sure to find a new computer with the most memory for your dollar. And if you fall into the category of ‘just do the basics’ than go with the $299 (or around there) deal.

1. Offer your course as a free bonus for purchasing
one of your main products or services. People will
buy your products quicker when you offer a bonus.
2. When you write and give away a free course you
will become known as an expert. This’ll gain people’s
trust and they will buy your main product quicker.
3. Allow others to add your free course to their own
product packages. Their customers will see your ad
when they purchase.

they give you the e-mail addresses of 3 to 5 friends
or associates that would be interested.
6. Allow other people to give away your free course.
This will increase the number of people that will see
your ad in the course.
7. You could trade advertising space in your course
for other forms of advertising. It could be banner ads,
e-zine ads, web site ads, etc.
8. Gain new leads by having people sign up and give
you their contact info before they can receive your
autoresponder course.

At the present moment a great deal of people prefer to purchase their swimwear on the Web; purchasing online is a very straightforward & apt way to shop in the tranquil of your own house.
It is critical to ensure whilst purchasing swimwear on the World Wide Web that it defiantly fits you right. When you buy swimwear on the Internet always double check that the shop offers a helpful quality sizing diagram that gives all of the measurements you could require. With the help of a sizing chart one can guarantee to acquire a swimsuit or bikini that fits perfectly, so reducing the need to switch for an alternative size. The Majority of the online swimwear shops do not permit an exchange of goods therefore it’s typically always better to select an online shop where exchanges are allowed. Several retail shops will allow the returns of swimwear if the tags and the original packaging are also returned along with it.
Swimwear is a predictable aspect of the summertime; yet a huge majority of full-figured females feel fearful at the ideas of shopping for swimsuits and bikinis that fit properly. These women even consider wearing caftans by the swimming pool or at the beach instead of looking unappealing. Designers & shopkeepers have recognized the fashion issues of the overweight woman, and are finally featuring a wide mixture of stylish bathing suit designs in larger sizes, and the best place to unearth such swimwear is to obtain swimwear online. Find eye-catching and sexy lingerie at great prices from designers such as Mademoiselle, Valisere, Freya, Odille, Sielei and Passionata.

This will be last and final event of the Great Tribulation. The Bible says that immediately after the Tribulation occurs, Jesus will return back to us for His second coming! Here are 2 key verses on this battle and how it all gets set up in the first place.
1. This 1st verse is very, very interesting. It implies that the Antichrist does not have full control over the entire world. It says that he hears “news” from the east and north that trouble him. This news causes him to go out in “great fury” to annihilate many. My guess is that China and Russia do not want to come under his rule and they are setting up to come against him. Here is the verse:
“But news from the east and the north shall trouble him; therefore he shall go out with great fury to destroy and annihilate many. And he shall plant the tents of his palace between the seas and the glorious holy mountains; and yet he shall come to his end, and no one will help him.” (Daniel 11:44-45)
This verse tells us that he is going to meet his end and that no one is going to be able to help him. As you will see further down, Jesus is the one who will be putting an end to him – so this verse is showing us that this event will lead up to the battle of Armageddon.
2. In this next verse, the word Armageddon is actually used to describe the place where this battle is going to take place. Armageddon is the plain of Megiddo which forms the only pass through the mountains which enters from the North and South of Israel. It is in northern Israel and it is a natural pass from the Mediterranean Sea through the mountains and the interior of Israel.
This next verse tells us that the Euphrates River will dry up so that a pass and a way is made for the kings of the east to come against Israel and the Antichrist in this last battle. Here are the verses describing all of this:
“Then the sixth angel poured his bowel on the great river Euphrates, and its water dried up, so that the way of the kings from the east might be prepared. And I saw three unclean spirits like frogs coming out of the mouth of the dragon, out of the mouth of the beast and out of the mouth of the false prophet. For they are spirits of demons performing signs, which go out to the kings of the earth and of the whole world to gather them to that great day of God Almighty … and they gathered them together to a place called in Hebrew, Armageddon.” (Revelations 16:12-16)
Also notice that the demons that are in the Antichrist and False Prophet will be the ones that will go out and draw the rest of the nations to Armageddon for this last and final battle. The stage is now set. You have what is probably China coming in from the east, possibly Russia, Libya and Iran coming from the north and the troops from the Antichrist’s 10 nation European confederacy coming in from the east – all converging onto Armageddon to battle it out – probably to see who will rule the world. What happens next? Read our next article in this series.

Sixty-nine percent of Americans are homeowners, and they are under siege. A number of “unfriendly” policies, proposals and court decisions within the past year have produced an atmosphere which is arguably antithetical to the American dream of carving out a slice of the apple pie and plopping a single family residence on it.
The assault weapons have catchy titles, such as inclusionary zoning, smart growth, density bonus incentives, eminent domain and mortgage interest tax reform. It could be said that corporations and developers attack from one side while politicians and government officials, acting in the interest of the less well-off, attack from the other.
In the tug-of-war between the “have a lots” and the “have a littles,” the flag shifts back and forth in an effort to balance interests, and those in the middle are swept along for the ride.
This argument is more than a refrain of “the gap between the rich and the poor” tune as sung in Kevin Phillips’ Wealth and Democracy, Lester Thurow’s Fortune Favors the Bold or Lawrence Mishel’s The State of Working America. The “middle” encompasses more than the middle-class. Most homeowners are at risk.
“Eminent domain” refers to the government’s right–with fair compensation–to seize private property for public use, such as when residences could be bulldozed to make room for much-needed freeway. But in this “property assault era,” the U.S. Supreme Court has ruled that the word “public” can be synonymous with the word “private.” Do you remember what the definition of “is” is?
Any private property that can produce greater tax revenues in the hands of a more enterprising private property owner, such as a corporation that plans to build a shopping mall or high rise, could be plucked away for so-called public benefit. Attorney Dana Berliner said of the ruling, “This is a dark day for American homeowners.” An “attempted assault” emerged recently from President Bush’s tax-reform panel, which proposed replacing the mortgage interest deduction with a meager tax credit equal to 15 percent of the homeowner’s mortgage interest. According to Al Mansell of the National Association of Realtors, this could translate into a 15% decline in home prices in some parts of the country; and therefore, a significant loss of equity for homeowners. Fortunately, Congress is not expected to countenance the recommendation.
Because measures related to eminent domain and mortgage interest tax deductions are criticized by a vocal majority, they are unlikely to become permanent policy. However, inclusionary zoning, smart growth and density bonus incentives are another matter altogether.
“Smart growth” (SG) is supposed to be smart, but it can be short-sighted. SG advocates generally promote taller structures near mass transit lines, greater use of the existing infrastructure, conversion of obsolete and distressed commercial and industrial buildings into mixed-use properties and preservation of the countryside from urban sprawl. While these goals are noble and often sound, the impact of high density building upon existing residents must be factored into the equation.
“Smart growth” could be likened to a finely constructed ship. Without fuel, a place to dock and an unobstructed sailing path, the boat is useless. “Smart growth” proponents must consider the capabilities of the existing infrastructure to fuel new growth; they are often not upgraded to handle additional customers. They must factor in the parking and traffic situation–especially along mass transit lines which may already be congested–and the current density figures for the target area. Los Angeles, for example, is the densest city in the country with just over 7000 people per square mile. The plan which means smooth sailing in Oklahoma City may stall in L.A.
Directives or incentives aimed at providing affordable housing for low or moderate income residents are touched upon in most “smart growth” plans, but they are integral to “below market rate” (BMR) housing programs, such as inclusionary zoning and density bonuses. BMR initiatives ignore market forces–such as the law of supply and demand and the natural “trading up” homeownership process–by requiring or incentivizing builders to set aside a portion of their sale or rental units at below market rates for those deemed unable to afford current prices.
In addition to density increases, government may permit BMR developers to erect taller structures, skirt parking and open space requirements and dot single family neighborhoods with townhouses. Homeowners–from the “struggling” to the affluent–may, in turn, feel assaulted by the resulting traffic congestion, parking problems, loss of backyard privacy and inferior quality of life on previously serene streets. It could be likened to a cramped elevator; as passengers flood through the doors, claustrophobia increases as well as a fear that the community will exceed its capacity and plummet to its figurative death.
BMR programs exist in at least 134 cities, towns and counties in America, and in the following states: California, Colorado, Illinois, Maryland, Massachusetts, New York, Vermont and Wisconsin.
We cannot stop growth, but we must be intelligent about it. Above all, we must not take homeowner assault with a grain of salt.
