The most successful real estate agents and brokers realize the value of their agency websites and are constantly working to improve them. Unfortunately, many agencies throughout the United States are still working with static websites that are difficult and costly to maintain.

But how do I upgrade? you ask. Often this is not a simple answer. You need to consider the needs of your business and your agents. How will you manage listings? Are you using a Multiple Listing Service (MLS)? Should your agents have access only to certain parts of your administration panel, and not others?

What about logging agent and visitor actions on your website? Here is what you should look for in any real estate management system you contract for:

Dynamic, searchable listings. If your listings are not currently in a database and searchable, they need to be. This feature is the reason so many homes are sold online. It’s the “shopping in your underwear” principle: if a web surfer can access information about your homes at 11pm, and in a bathrobe while watching ER, no less, a whole new window of opportunity is opened, allowing you to showcase your listings 24/7. He immediately emails you and sets up a showing; you arrive at your office the next day, get the email, call him, and you’re on your way to making another sale.

Easy contact methods. All the interactivity on the Net won’t help you if your potential client can’t get in touch with you. Make sure that your newly designed website has plenty of opportunity for users to click to your contact forms: a link from every listing, and multiple contact methods (phone, email, etc.). Don’t require too much information on the form, but make sure you get enough: at least a name, an email address, and a phone number. Also, don’t rely on straight email links to get the job done: many computer users do not have a default email program installed, so when they click on your link all they will find is a setup wizarda confusing and annoying situation for many users.

Lead management. The other end of the line of communication must be tied in: your lead management system must dovetail perfectly with your website. If you have an existing lead management system, see if your web design company has already built an interface for it, or would be willing to build one for your website. If you do not have a lead management system, find a website system that will provide one for you, seamlessly integrated with the site itself, such as the AWS Real Estate Manager.

System logs System logs and user management and user management. Real estate agencies, unfortunately, are not immune to legal issues with personnel and properties. System logs help you track down what was done on your site, when, and by whom. Make sure that whatever real estate website you choose includes a system log that shows you key activity on your site. You’ll thank yourself later when a dispute arises.

Likewise, you’ll need to specifically manage which sections of your site certain agents are allowed to edit, and others they are not. The administration panel of your website should have a section for setting user permissions: whether a user can edit all listings, or only those assigned to him; whether he can add or delete other users on the system; how many listings he can have and how many images attached to each; whether he can access the system logs, etc. These features will help you properly regulate the bandwidth and quota your site uses so you won’t incur extra charges each month, as well as avoiding duplicate work and conflicts among agents.

Self-updating site pages. If you’ve outsourced updating of your real estate website to a web design company, you know how expensive it can get. Such updates need not reach so deep into your agency’s coffers. When researching your new site, see if it provides a tool to allow you to create whole website pages on your own.

Choosing a Web Hosting Provider from 40 Million Other Web Hosts – Pt1

Discover how to go about choosing a web hosting provider in ways that 99.5% of the advice on the Internet never mention.

If you struggle with finding good web hosting then using the process I describe could be the answer to one of the biggest problems you can face as a webmaster.

But first I’d like to give you an idea on the scale of the problem in choosing a good web hosting provider. A search on Google for the exact phrase ” web hosting ” returns over 32 Million results and ” web hosting provider ” or ” web hosting company ” produces around 800,000 results.

An IP survey by www.netcraft.com in 2003 found over 40 million web hosts.

Whether you want to believe Google’s 32 Million web hosts or Netcraft’s 40 Million, it gives some indication of just how many web hosting provider ’s there are to choose from.

Google has over 7,800 sites offering advice on ” How to choose a web host. “

But to be frank a lot of advice on the Internet is from sites promoting web hosting provider ’s and resellers, which means it’s not without bias.

If you think ” web hosting review sites ” are a good source of advice, try choosing one from over 6,000 listed by Google. Consider also that many are affiliated to the web hosts they recommend. This can mean not only do they get a sign-up commission, but a regular monthly fee for as long as a customer remains with the web host.

Much of the advice about choosing a web hosting provider talks about how much disk space or bandwidth you need, what type of server to use, or the features you should look for.

It’s important stuff but it doesn’t help in choosing a good web hosting provider.

I say this because disk space and bandwidth are today largely a non-issue, since most web hosting provider’s are competing to offer so much of it, you’d need to have a website the size of CNN’s to use it all.

Well again a word of caution, many forums are also the hangouts for people selling web hosting, so they frequently post replies or offer advice acting like the ordinary Joe. Oh! Let’s not forget ” Testimonials. ” When was the last time you saw a customer testimonial on the sellers web site that said anything bad about the service or product they provide ?
I have only ever seen it once in the past 5 years and then not for a web hosting provider.

I’ve had web sites hosted with dozens of web hosting provider ’s and made 100’s of inquiries to other web hosting companies that I never even got close to the point of signing up with. I’ve moved some websites two or three times in less than two weeks because a web hosting provider is unable or unwilling to solve problems, or whose server configuration is unable to support the scripts my site needed.

It was after many years of suffering bad web hosts, I finally decided to work out a process that gave me a better chance of finding a good web hosting provider.

It’s a bit like taking out insurance, you don’t know what the insurance company is like until you need to make a claim. As a matter of interest I did an exact search for insurance against bad web hosting and there were no results.

Obviously no one is providing insurance against bad web hosting, which must mean it’s too much of a risk.

I don’t even consider my sites to require anything special or more than any other typical business website. Yet despite all my experience, finding a good web hosting provider is still one of the most difficult website challenges.

Of course no process is full-proof and it does not mean that the web hosting you find through the search engine filtering and techniques I suggest are the only web hosts capable of providing the services you’re looking for.

You should also not assume because your Google Advanced Search was for web hosting provider ’s with selected features that the sites you are reviewing are guaranteed to have those features.

Check every site on your short list, since search engine’s are far from perfect.

What it does mean is that by using my suggested techniques you are selecting those web hosts who considered things like support, sufficiently important to want to be found for them on Google. Other web hosts may have good support, but the difference is that in your search you did not find them listed for this term.

It could mean support’s not that important to them, even though they provide it.

It’s also worth mentioning that the price of web hosting is not an indicator of the quality of the service. Some lower cost web hosting provider ’s can give a far better service than some medium cost ones.

Conclusions

Using a six stage process I was able to choose from 40 million web hosting provider ’s, a short list of 15 web hosts that met my selection criteria. With a further six stage process I was able to reduce the number of possible web hosting provider ’s down to a choice of 2.

In the final stage the web hosting provider ’s were both asked a number of general and technical questions that resulted in the final choice. Whilst the process is not full-proof I am yet to find a better devised way of choosing a good web hosting provider.

It is so easy for us to lose focus. There are so many things that are vying for our attention that we often don’t finish tasks that we begin. However, finishing projects are much more important than beginning them. When we first begin an endeavor, we are often very excited and ambitious, but as time wanes we lose our focus by concentrating on the wrong things, concerting our efforts in the wrong direction, or centering our energies in the wrong way. The writer exhorts the Hebrews by laying out a plan for them to finish the course of faith they had undertaken. The previous chapters allowed us to examine the lives of saints of old who had persevered for the cause of Christ, letting us know that we can also finish what we’ve started by laying down weight and sin that hinder us and impede our progress. God has laid out a race that we can win if we keep our eyes on Jesusin essence, stay focused!

I am reminded of the day I gave birth to my oldest daughter, Eboni. When I began to go into full labor I told myself a few things. Although there were several other people in the room, I began to internally talk to myself. I reminded myself that (1) there was nothing I could do about being in this situation but to deal with it(2) I was in labor and the baby had to be bornI had to focus on the fact that there was a task before me that I needed to accomplish. The pain would be there regardless so there was no need in screaming and acting a fool (like the lady I heard in the next room!), but rather I needed to focus. My husband, God bless him, was beside me trying his best to help by quoting scriptures! Well, you can imagine what I really wanted to say to him! However, I focused only on the task God had blessed me to accomplishto bring a life into the world. If I had concentrated on the pain, the fear and all the other emotions women feel during childbirth, it might have delayed my progress.

We often get sidetracked by concentrating on the wrong thingswe allow other things to kick us off the track . If we are trying to lose weight, we get sidetracked by the donuts and the cookies. When we say we’re going to be active in ministry, we get sidetracked by negative comments and criticism. If we want to grow spiritually and desire to go to Bible Study, we get sidetracked by the mall, the television or _______ – you fill in the blank. Whatever the task that shows up in our walkwe concentrate on the wrong things and get sidetracked! The Lord tells us to do something and we concentrate on what others might say or think, or how inadequate we feel in getting it done.

We also concert our efforts in the wrong direction. Many times God will tell us exactly how to do something, who to approach (and sometimes even who not to approach) to assist us. We, however, try to be people pleasers and seek the approval of others about the tasks that God has mandated for us to accomplish.

Finally, we center our energies in the wrong way. Sometimes the task seems daunting or impossiblewe lose vigor and even interest and begin centering our energies on something else! We drop the ball, jump the ship, whatever you want to call itwe move on without completing the task. However, the writer to the Hebrews gives us the prescription for staying on taskkeeping our eyes on Jesus! In Him our faith depends from start to finish. If we begin with Him and keep our eyes on Him, we will end with Him!! It is not in our strength that we accomplish the task.

We must remain focused. Put down the donuts, don’t listen to the criticism, get out of the mall and STAY FOCUSED! God has a job for each of us to do. Watch out for the weight and the sin of unbelief that will take you off the track! Run! Run! Run! You can do it because God has already made provisions for you to succeed! DISADVANTAGES OF BECOMING A DIGITAL PHOTOGRAPHER

If you have been a ‘film photographer’, the first and biggest disadvantage is the cost of new cameras, at least. If you are already computer literate, and have a good computer with some kind of imaging software, good. But if not…well, I sorry for you, eh! Add all that expense, too. And if you’ve been a medium format photographer as I was, you’re not only going to need new cameras, but new lenses, too! With computers and imaging software, even without printers, you have a large investment to look at.

On the up side of that startup expense is all the money you’re now going to save by not having to buy film and pay for processing and proofs.

There is the time element that comes with a “digital workflow”. You, or someone is going to have to upload your images to your computer to edit. Then color correct, retouch, and anything else you want done to your images. And especially at first, it is quite time consuming as you follow your learning curve.

In my humble opinion, these are the only aspects of digital photography that can be called disadvantages. And then there’s the argument that “Digital has taken away business from professional photographers”.

The argument goes that it is now so easy to take your own photographs, for whatever purpose and at such low cost, that companies are taking their own photographs for their advertising needs, and people are taking their own, or their friends family photos. And that this is taking business away from professionals.

There really can be no argument against the truth of this statement. It is easy to take pictures. And, really, it always has been since the invention of the “instamatic camera”! Anybody can aim and push the shutter release button. And that will make a picture. It’s been that easy with film cameras since the 1960s. So, what’s the difference now?

I don’t know this for certain, but I bet that when automatic film cameras first came out, there was a small dip in business for a variety of pro photographers. Why? Because it was so easy now for anybody to take a picture! And I’m equally sure that some people who got a camera actually got good at making photographs.

In reality, though, if you want professional quality photography, you need to have the photography done professionally! There’s a lot more to it than point and shoot. And I believe that eventually the novelty of ‘easy’ digital photography will wear off, and the more educated and critical people will take their photography jobs to professionals.

Harnessing the Power of Robots.txt

Once we have a website up and running, we need to make sure that all visiting search engines can access all the pages we want them to look at.

Sometimes, we may want search engines to not index certain parts of the site, or even ban other Search Engines from the site all together.

This is where a simple, little 2 line text file called robots.txt comes in.

Robots.txt resides in your websites main directory (on LINUX systems this is your /public_html/ directory), and looks something like the following:

User-agent: *
Disallow:

The first line controls the “bot” that will be visiting your site, the second line controls if they are allowed in, or which parts of the site they are not allowed to visit…

If you want to handle multiple “bots”, then simple repeat the above lines.
So an example:

User-agent: googlebot
Disallow:

User-agent: askjeeves
Disallow: /

This will allow Goggle (user-agent name GoogleBot) to visit every page and directory, while at the same time banning Ask Jeeves from the site completely.
To find a “reasonably” up to date list of robot user names this visit http://www.robotstxt.org/wc/active/html/index.html

Even if you want to allow every robot to index every page of your site, it’s still very advisable to put a robots.txt file on your site. It will stop your error logs filling up with entries from search engines trying to access your robots.txt file that doesn’t exist.

Which Hosting Options Do You Really Need For Your Website ?

Every Web Hosting Provider offers you a multitude of options, and if you’re new to the game of Hosting a Website, this can be a daunting task in knowing which options to choose from. I have often come accross people that are paying too much for what they’re actually doing with their website. If you don’t use a database, why pay for it ?

Knowing what each option is for, can really save you from paying more than what you really need to pay.

HTML: Websites are written in a language called HTML, and this is the basic function that every Web Host offers you – without HTML, there is no web site.

HTML code tells the web server what the website should look like, where to load the images, and the links to other pages. HTML isn’t really difficult, and is fairly easy to pick-up. To learn more about HTML you can go to http://www.w3schools.com/html/default.asp which has some great tutorials on HTML. You can also use tools like Front Page and Dreamweaver to build pages,but having a basic knowledge of HTML can only help.

DISK SPACE: The size of the disk space is important if you’re going to have a big website with lots of pages. This is where your pages get stored, and you need space for them. I always like to start small, and then upgrade as my requirements grow.

BANDWIDTH: When ever somebody visits your website, information is being transferred from your website to their web browser. This transfer creates traffic that is and this traffic is measured as Bandwidth. As with diskspace you can usually upgrade this as needed. I have found that it’s better to go with a webhost that charges you extra whenever you go over the allocated amount as this usually ensures that your website stays up and running even if it costs you a bit extra.

PHP/ASP/CGI: Allows you to write various scripts into your website that does little extras that HTML cannot do on it’s own – Anything from allowing people to make comments on your website to creating full member areas. If you want a website that allows people to interact with your website, then you most probably will need some form of Scripting. There are alot of free scripts out there, with PHP being the most popular. It’s important to first know what scripts your website’s going to be running, before going for a webhost – as not all webhosts offer every type of scripting solution out there.

DATABASES: If you want to store hugh amounts of data to make available to your visitors, or run a content management system like Joomla, then you’ll need a database for this. You also need a way to get the data in and out of the Database, so you’ll need PHP as well – But, most web hosting companies will give you both options bundled together.

CONTROL PANEL: There are various control panels that web hosting providers use, and they all perform the same function – allowing you to control your website. I have no real preferance for any specific control panel, as they pretty much all do the same thing.

DOMAINS: Most Webhost providers will register a domain for you at a extra cost. Be sure to check out registrars of domains, to see if you cannot buy it for cheaper. Registering a domain at something like Go-Daddy.com is pretty cheap, and pretty easy to do. What makes it sometimes better to go via the hosting company is that they will manage the whole aspect of the domain for you, where with a service like Go-Daddy it’s up to you to manage the whole domain – So, it’s sometime a cost saving option to go with the Web Host.

A lot of these options you can add to your website as you need them. It’s not always best to go for the most expensive package out there. Find out what you need, and then only purchase those options you need. You can save yourself some real money at the end of the day.
