Man Fakes Death to Qualify for Mortgage

Allen Wolford of Colorado came to the conclusion that the only way to qualify for a home mortgage was to die.

The embalmer wanted to purchase a home with his wife, but with $50,000 in debt, he did not qualify. So he made a decision.

His faked death certificate said that he died from cardiac arrest. Wolford is now facing 3 years in prison on forgery, and he still didn’t get the mortgage.

The official arrest affidavit shows that Wolford told police that he faked his death in order to rid himself of nearly $50,000 in debts. In fact, almost $42,000 was from child support he had failed to pay.

He is being held without bail in the El Paso County jail on suspicion of forgery and a fugitive warrant from California for parole violation and larceny.

Wolford, who worked for the Evergreen Funeral Home in Colorado Springs, confessed to creating a false death certificate.

“I didn’t think I’d get caught. I guess it was pretty stupid,” Wolford told police officer Connie Guthrie. He said that he attempted the plan because the lingering debts had disqualified his family from a mortgage loan.

The West Virginia State Child Support Division received an e-mail copy of the phony death with a note saying his wife was not responsible for her deceased husband’s back child support.

Wolford told police that his wife didn’t know anything about the scheme.

Wolford also sent a copy of the death certificate to the Colorado attorney general’s office, since he owed $7,000 in student loans to the state of Colorado.

The agencies that received the death certificate tried to verify it wiht the El Paso County vital statistics office. The office had no record of the certificate on file. They contacted the funeral home listed, who then went to the police.

Wolford will probably not be approved for a mortgage for several years to come, if ever.

Mortgage Denial – The Facts you Need To Know To Succeed

Often, when your lender scrutinizes your loan application for a new home or piece of property so thoroughly that it is finally turned down, it can be very distressing. If this happens, you should be able to understand just why such a decision was taken and do what you can to remedy the situation. The causes for rejection given below will help you understand just why it happens to some people.

Causes for rejection:

There is a term called LTV, and this means that the appraised value of the property you want to purchase is much lower than the purchase price or loan-to-value ratio.Or it may be just the case that the LTV is just too high for the lender to approve. He may be restricted to a certain ratio and there is nothing he can do about it. Maybe you have applied for 90-95% of the buying price as the loan amount. This will result in a low appraisal having the effect of making your request way too large for the lender.

Another case is that if the price of the property is far higher than comparable properties in the area, then you need to ask the seller to reduce his price in line with the going rate for similar properties in the locality. Any new price negotiated should also be certain to be approved by your lender. If not, the only option open to you is to accept a smaller loan and pay the shortfall from personal funds.

Just not enough personal finances to complete the deal. In this case the lender may decide that you do not have enough capital for the down payment and the closing costs. In this instance you could try asking the seller to take back a second mortgage on the property. This would decrease your down payment or get the seller to help you with some of the closing costs. As a last resort you may have to begin a new savings scheme to come up with more capital for the future.

Then there is the question of your existing income level. Are you earning enough to begin with? You will be turned down if the mortgage payment exceeds 28% of your gross monthly income. Also, in the situation where your total debt including your mortgage repayments and any other installments exceeds 36% you may be turned down for your loan. But if your credit card situation is in good standing and you can show that you have a big household expense including rent or mortgage repayments the lender may consider ruling in your favor. It is so important to be perfectly truthful about your income and expenses in all your dealings.

Up to your eyes in debt: Often, lenders don’t reject applications solely because of the amount of debt they are carrying. It is also the many credit cards they possess and revolving credit accounts with proof of rising account balances that come close to the limit prescribed. Such information is detrimental if you are out to prove your creditworthiness. To remedy the situation, you will need to pay off as many of your debts as possible and then reapply for a loan.

Poor credit history: What can be more devastating than to have your loan request turned down due to a history of poor debt repayment habits? If your lender sees that you have a history of making late payments often, owing amounts to the bank or insolvency, he’s hardly likely to pass a loan application for purchase of property. Your lender is surely not going to be tolerant of a bad credit record. Even if you have had a low loan-to-value ratios and debt ratios, you cannot wipe out a history of poor credit.

Rejection is not the end of the world: Just because a lender rejects your loan application doesn’t mean you can never own property in all your life. You can take corrective steps to improve your chances of acceptance. But if you work steadfastly at it, you can work a way round your problems. Conventional Education for the Lazy
If you are at a politically incorrect school the teachers will be the dictators. They’ll lay down the rules about what homework you must do and when it must be presented. They’ll keep an eye out for any learning difficulties that you have and try to help you.

You will be spoon-fed. If you are very clever you will sit in the classroom and learn without any effort, just because there is nothing else to do so you might as well listen to the teacher. The teachers won’t let you wander away to do something more interesting. They are dictators!

My son couldn’t understand why his school reports always said “could do better” when he was top of the class. He never did any work, so his success was really the success of his dictatorial teachers.

My Distance Learning Home Schooling
My father set aside a room in the house for our distance learning. There was all I needed there for study and no distractions. I had to sit in that room till the job was done.

Boredom is many times worse for me than work, even though I am very lazy, so I read all the textbooks from cover to cover and invented a good way to memorise vocabulary that allowed me to learn languages with very little effort. I was an ideal candidate for home schooling and distance learning.

That was my whole aim in life – to do as little work as possible with as little boredom as possible. Because my father was a dictator I got into the way of doing everything as soon as possible, so that my father would let me have time to myself when I had finished.

In other words I became my own dictator forbidding myself to procrastinate. Without a dictator your home schooling, distance learning, education online – call it what you will, will fail because you never get around to it.

Education Online Needs Dictators
Someone is going to have to be a dictator. If you are a parent with children homeschooling online you will have to be the dictator. If you are a student using distance learning guess what…there isn’t anybody else to be the dictator so you’ll have to be your own strict disciplinarian.

You’ll have to rule yourself with a rod of iron.

Keep Yourself Motivated for Education Online
Fine – if you don’t have a dictator what is to prevent you failing to put in your projects on time? Nothing. So find the fun in the work. There is always enough fun in any job for some misguided individuals to do it as a hobby.

There is a forum associated with most online education. Become the “answers person”. Whenever another student has a problem you answer the question before the lecturer gets round to it.

Oh yes, it does mean that you’re going to have to work hard to get the answer before anybody else does, but remember that the others will probably be procrastinating, and the teachers will have finished their 9 to 5 day and won’t reply till tomorrow, so you won’t have much competition. I revel in the thanks that come my way when I help another student’s education online.

Some studies will still need you to be your own dictator. I used to do one hour a day practicing the harmonium and one hour each day practicing the violin.

I was fortunate because my Father was a dictator. If I hadn’t done my practice towards the end of the day he would interrupt whatever I was doing and order me off to do my practice. This politically incorrect procedure made me determined not to be caught out again. So I completed my practice before I started doing what I really wanted to do. Later on I had got so much into the habit of doing my practice as early as possible that I could be my own dictator.

What if there isn’t a dictator?
Then don’t consider education online. You will fail if you keep putting off your study. You need a dictator to keep you going even if you are your own dictator. There must be no compromise or distractions.

My boss once congratulated me because I was continuing to write a computer program while the partitions in the office were being torn down and new wiring and equipment installed. The noise was horrendous and people had to keep going round me and my computer. My experience with distance education had taught me to keep at the job ignoring all distractions. You’ll have to do the same to benefit from education online.

The Sweetener to Education Online
If you are your own dictator you can do the projects with the related study in a fraction of the time that a conventional course would take. So you can enjoy yourself for the rest of the time, or if you are a real glutton for punishment, you can take two distance learning courses at once and get twice the satisfaction when you succeed.

Someone invented a tape recorder that would record a lecturer speaking at 50 words per minute and play it back at 500 words per minute without sounding high and squeaky. They found that our brains can handle the 500 words per minute better because our thoughts don’t wander off after distractions. So if you can read at 500 words per minute perhaps you can do ten home schooling courses at once?! I feel tired just thinking about it.

Love is More than a Feeling

I would not be married today if it were not for the choice that I made after I found out my husband had been cheating on me. You see, I’m one of those people who take their “marriage” and “wedding vows” very seriously. In the days following my discovery I was an emotional wreck and I couldn’t figure out how in the world I was ever going to be able to move past that depression and I contemplated a divorce.

However; what I chose to do was work on some things within myself (fix what was wrong with me) and at the same time I chose to act in a loving manner towards my husband. Well, wouldn’t you guess it, after making that choice and following that choice up with actions those loving feelings started to return.

Love ebbs and flows just like any other emotion that we have. Each emotion plays an important roll in our lives and the heady “in love” feeling has its place in our dating years as well as in our married years. However; it isn’t going to be there all the time! One day you’re high up on the mountain and the next your way low in the valley.

So, do I degrade love when I say that love is a choice? No I don’t, I actually take it up a notch because I’m saying that love is so important to me and to our marriages that when we don’t “feel” it we must make a choice to continue acting in a loving manner until the loving “feelings” return.

Although my marriage is far from perfect and I certainly have many days where I forget to act in a loving manner I can only be thankful that I didn’t make the decision three years ago to leave my husband. You see if I had of made that decision I wouldn’t have our third beautiful daughter that has been a perfect addition to our family.

I’m not going to say that everything happens for a reason (although it just might); instead I’ll say that you can turn ANY bad thing into a good thing. For me that was becoming a better person and helping other people who are going through marital crises.

Ever since Hillary Clinton withdrew from the race, Barack Obama has not been alone on the campaign trail. Obama’s former rival has been frequently sighted with the presumptive Democratic presidential nominee. This week alone she was at two New York City events to raise funds for Obama. The Illinois and New York senators united Wednesday night at the Loews Regency Hotel, where 125 people donated over $4.1 million. They made an encore the next morning in the New York Hilton, at a women’s event that raised over $575,000. It’s not as if it’s Obama that needs help. Clinton stands to gain from the fundraisers, ridden with debts as she is. (As of May 30, Hillary had accumulated $22 million in debts, due on the Denver Democratic National Convention this August.) Earlier, before trooping to Loews, Obama had explicitly asked donors at the New York Hyatt fundraiser to help Hillary retire her debt. In truth, Obama knows he would do well not to snub Clinton; their primary race had already been too divisive for Obama’s good. If Obama still wants to cut into Clinton’s fan base, he better play this show of symbiosis by ear. In any event, there is no doubt that Obama trumps everyone else regarding campaign moolah. He is historically the first presidential nominee not to have relied on public financing. Meanwhile, Clinton must hold on to that plastic smile a little longer — either until her debt is retired or if she becomes Obama’s running mate.
